The United Arab Emirates is a federal state consisting of seven emirates: Abu Dhabi where the capital of the Federation is located, Dubai, Sharjah, Ajman, Ras Al Khaima, Al Fujira and Umm Al quwain. Each emirate has the right to have its own local laws and regulations while the federal laws are applicable in all the emirates and override any local law in case of conflict.

Real-estate properties, for the most part, are governed by the Civil Code of UAE, which is a federal law applicable in all the seven emirates.  However, there are some local laws and regulations relating to real-estate property that focus mainly on the procedures of registration of real-estate property.
